Pasture land breaks the £18k acre barrier

AGRICULTURAL pasture land at Sowerby reached what is believed to be a record price at auction this week.

The spring auction held by Brearley Greens attracted more than 70 potential buyers.

Auctioneer Peter Green said more than £18,000 per acre was achieved for the picturesque Hathershelf Farm Land at Sowerby Lane, above Luddenden Foot.

Early estimates suggested £7,500 per acre could be expected before a local farmer upped the bidding.

“Land is selling well in Calderdale and that is the best price to my knowledge,” he said. The land covers 15 acres and can’t be built on.

Mr Green said if the land was available for development, given its location, it would be worth more than £1 million an acre.

The auction offered eight lots for sale, which raised over £600,000 in less than 20 minutes.

A semi-detached three-bed cottage for renovation at Norwood Green fetched £170,000 and farm buildings for conversion at Holmfield, Halifax, achieved £140,000.
