Plans for 28 new Halifax homes approved

Calderdale Council has given the green light to proposals for 28 new homes in part of Halifax.

The plans for land next to Whitehouse Close in Holmfield were submitted in 2024 and received approval this week.

A planning officer’s report described the planned homes as a mix of detached, semi-detached and terrace properties, and says all would be two-storey.

According to the report, the application sparked three letters of objection and three which were “neutral”.

Concerns raised included about an increase in traffic in the area, a loss of wildlife and privacy.

Supporting statements said the site was previously part of White House Farm and connected to a now-disused pallet yard business.

Land south of the site has already been developed with 23 homes and this site is immediately north and west of that development, they added.

The planning officer’s report concluded that the plans should be approved, saying – subject to conditions and completion of a Section 106 agreement – they were acceptable when it came to design, residential amenity, highway safety, sustainable transport, biodiversity, drainage, flood risk, heritage impact and landscape considerations.

“The proposal would deliver 28 new dwellings on an allocated housing site within a sustainable location identified through the adopted Calderdale Local Plan,” said the report.

"Of these dwellings, seven would be affordable homes and would make a meaningful contribution towards addressing identified affordable housing needs in the borough.

"The benefits of the proposal are substantial and no adverse impacts have been identified that would substantially outweigh those benefits.”
