Plans for a new housing estate in Shelf have been given the go ahead by Calderdale Council’s planning committee.

The proposals outline that 13 new houses would be built on the land north of the Duke of York Inn, West Street, following the demolition of an existing house and sheds.

Objections to the proposals included the impact on privacy and views, the impact on daylight, access and maintenance issues as well as flood risk and drainage issues.

Environmental Health concerns were also raised in relation to the development’s proximity to the pub’s extraction points, which could cause odour problems.

A spokesperson for the agent - Marrtree Developments Limited - said the development was appropriate, would be sympathetic to the area and consideration would be given to residents living nearby.
